The Fair Housing Act prohibits lenders and others involved in residential real estate-related transactions (home purchase, refinancing, leasing, etc.) from discriminating against applicants on the basis of race, color, religion, sex, disabilities, familial status, or national origin (which are categorized as protected classes). This helps to prevent lenders and other real estate professionals from discriminating against these protected classes by limiting or denying the availability of real estate transactions or setting unfair terms and conditions.
